Angel Way

Client: Regency Homes
Location: Romford, Essex
Sector – Residential
Works – Drainage, Soft & Hard Landscaping, S278 Works, Podium Landscaping & External Works.
Duration – 26 Weeks

Project Overview
The Project at Angel way is a development of 350 Flats, 63 Bay Hotel and multiple Commercial Units, in Romford, Essex.
We were appointed to carry out the hard landscaping, drainage, soft landscaping and the public realm integration of the development through the S278 works.

The Challenge
The project required careful planning and coordination due to multiple contractors operating simultaneously, restricted site access, phased handovers, and tight programme deadlines.
Existing underground services, changing site conditions, and environmental considerations added further complexity, demanding flexible project management and robust health and safety procedures.

Our Approach
As Projex One was principal contractor, our project management team worked closely with the client and design consultants, to develop a phased delivery programme that minimised disruption while maintaining progress.
Key activities included:
Bulk excavation and ground preparation.
Installation of drainage and sustainable surface water management systems.
Construction of roads, pathways, kerbing, retaining features and paved public spaces.
Podium works, Ryno pedestal system and pneumatically blown lightweight engineering construction aggregate (LECA) fill on to the podium
Tree planting, soft landscaping and biodiversity enhancements.
Installation of lighting, street furniture and external amenities.
Quality assurance inspections throughout each construction phase.
Strict environmental controls, daily coordination meetings, and proactive stakeholder communication ensured programme milestones were achieved safely and efficiently.

The Outcome
The project was successfully delivered on programme and within budget while maintaining high standards of workmanship and safety.
The completed development provides an attractive, durable, and environmentally sustainable external environment that enhances the overall value and usability of the site.

The Poppies – Guided Auger Boring

Client: Barratt David Wilson
Location: Aylesford, Kent
Sector – Utilities

Duration – 4 weeks

Project Overview
Projex One delivered an 80m foul drainage installation beneath a busy main road using guided auger boring.
The drainage run was installed at approximately 3 metres depth beneath a key highway route serving a nearby hospital, allowing the works to be completed without open-cut excavation or disruption to live traffic.

The Challenge
The route crossed a heavily trafficked road where closures were not considered practical due to the need to maintain public and emergency access.
The installation also required accurate line and level over the full 80m run, while working to a constrained programme, multiple stakeholders and the requirement to minimise the impact on the surrounding development and infrastructure.

Our Approach
The correct technical approach was to utilise guided auger boring solution as this was the most accurate solution to ensure correct line and level – this allowed the new foul drainage pipeline to be installed beneath the carriageway without disturbing the highway above.
The works were carefully coordinated using specialist equipment and laser-guided technology to maintain the required alignment and levels throughout the installation.

The Outcome
The full 80m drainage run was completed within programme and connected into the existing network.
The trenchless approach enabled the works to be delivered with no disruption to live traffic, while maintaining access to the surrounding area and nearby hospital throughout.
The project demonstrates Projex One’s capability in specialist drainage, trenchless installation and technically constrained infrastructure works.

Metrolink – Princess Street / Mosley Street

Client: Keolis Amey Metrolink (KAM)
Location: City Centre, Manchester
Sector – Rail & Infrastructure
Works – Investigative excavation, service protection, concrete stabilisation and reinstatement
Duration – 6 days

Project Overview
Projex One was appointed to carry out investigative and remedial works around the Metrolink track at Princess Street / Mosley Street, Manchester.
The works included traffic management coordination, track protection, service detection, vacuum excavation, concrete stabilisation and full reinstatement within a live city-centre environment.

The Challenge
During excavation, the team identified a significant void beneath the tram track together with movement around an adjacent communications/power chamber.
Several existing underground services were also present within the excavation areas, requiring the works to be carefully managed while the condition of the surrounding infrastructure was assessed.
The cause of the void could not be confirmed during the works. The findings were immediately raised with the client team and an agreed stabilisation approach was developed.

Our Approach
Existing services were exposed and protected before reinforced concrete was installed beneath the track structure to provide additional support and infill the visible voids as far as reasonably practicable.
Once complete, the excavations were backfilled where required, the asphalt was reinstated and the road markings replaced.

The Outcome
The agreed works were completed, with the affected areas fully reinstated and disruption to the operational tram network kept to a minimum.
The project demonstrates Projex One’s ability to respond to unforeseen site conditions and deliver technically challenging civil engineering works safely within a city centre live rail environment.
